Frequently Asked Questions about buying Rural Vacant Land

What is the process to purchase a parcel of land from LandDeals?

Once you have found the piece of land from our inventory it is pretty easy.

First step:  Payment.  You can make a payment with credit or debit card or we can complete a wire transfer.  We will also accept a cashiers check to complete the trasaction. We can discuss the details once you know which method you choose.  On some properties you have the option of paying with terms.  Down payment and then monthly payments.  (Usually 10% down and payments spread out over 3-10 years).

Second step:  We will make arrangements to exchange the proper information to complete the transaction.

Last step:  Once payment is received, we will send the deed with instructions on how to record.  And that's it.  The whole process should take 2-3 weeks.

Do I need to hire an attorney or real estate agent?

 It is your choice and if you choose, we encourage you to hire a professional if you think it’s necessary.  We have done our best to simplify  the buying/recording process with straightforward, easy-to-read contracts and recording paperwork and instructions.  The process is really quite simple and our opinion is that is transaction can be done quite easily without having to hire a professional.

Does LandDeals offer a guarantee?

Yes we do.  We want you to be 100% satisfied with your purchase of rural land. If you’re not satisfied for any reason with the first 90 days after closing, simply call us, and we will either exchange your parcel for one you like better, or refund  the amount paid to us or your note payments up to that point and take back the deed.

Why is your vacant rural land so inexpensive?

We market to land owners to acquire properties at the best value.  We are then interested in reselling those properties quickly to people who want a great deal.  You can pay more for land if you want, but we make it so you don't have to.

Does the property have utilities?

Unless noted in the property description, the rural properties we represent do not have utilities.  Some will have utilities available and others are perfect for a solar- or wind-powered energy.  Each property is different, please verify before purchase.

Are mineral rights included?

Mineral rights are not included.  We have never found this to be an issue with any of the properties we have sold. 

Can I raise crops on the property?

Typically yes, but that depends on the property zoning.  You will have to check with the county to see if zoning allows crops to be raised. 

Can I raise animals on the property?

Yes. If The property is zoned for agriculture.

How much are property taxes?

Property taxes are typically current unless otherwise stated and will vary from parcel to parcel. We will disclose the tax information in all of our listings.  Taxes on land are typically quite low, but rates are different through out the country.  Please verify with the taxing authority.

What if I am not satisfied after sale with my land?

Why should I buy from LandDeals instead of Craigslist or eBay?

A few reasons are price, quality, simplicity and trust. We do our best to select the best pieces of property with consideration to access, size, special features and affordability.  We then make sure we have a simple transaction to transfer ownership to you.  We can accept full payment or terms for the property.

Why should I buy from LandDeals instead of a real estate agent?

Cost savings and ease of the transaction is the major reason.  A real estate agent’s fees can range from 5% to 10% of the purchase price. We not a middleman in this transaction. We are the seller giving you a great price on rural vacant land.

How do I apply for owner financing?

You will love this, it is really easy.  There is NO application process and No credit checks! You are already pre-approved.  Simply put, if you can afford the down payment, we'll finance you. And you may qualify for a lower interest rate if you choose to put down a larger down payment.

What documents do I need to apply for owner financing?

You don't need any.  Our process is so simple that no documentation is required.

How do I inspect the property before I buy it?

We’ll make arrangements with you to visit the property at your own expense. We will give you maps, and GPS coordinates.  Some properties you will be able to drive right up to and other my require 4 wheel drive to access.  But keep in mind, your property isn’t “locked in” until we receive your down payment. Before making arrangements to see a specific parcel, we strongly encourage you to pay your down payment to ensure that the property hasn’t been sold to someone else by the time you arrive. (Remember, your down payment is covered by our 100% satisfaction guarantee.)

How long does it take to close on a property after I make my down payment?

Once your down payment clears, we’ll send out your entire deed package by mail or electronically.  This packet will include maps, photos, your Land Contract, Promissory Note, and Purchase Sale Agreement. Once you sign the documents digitally (or sign and return) we will set you up on automatic monthly payments.  You will pay off the note and a new deed will be drawn up in your name. The county will then mail you the original recorded deed for your files. it’s that simple.

The whole process usually takes about two weeks, and most of that is the time it takes for the county to process the paperwork.

Once you make your final payment on the property, we’ll Issue you your Warranty Deed. At that point you own the property free and clear.
